Power:
The 2000 amp, 277/480 V electrical service to the building will feed two main switchboards, one for residential service and one for retail/office service.
The residential switchboard will be 120/208V, 3 phase, 4 wire, 100KA interrupting capacity and will distribute power to the residential meter stacks. Electrical consumption of each residential unit shall be individually metered.
The commercial switchboards will be 277/480V, 3 phase, 4 wire, 65,000A interrupting capacity and will serve all common house loads, office and retail tenants. A master utility meter will be provided for retail, commercial and house loads. Individual non-utility style check meters will be provided to meter each retail tenant. Power distribution is sized for an average of 6 watts per sf of commercial floor area.
A fully addressable fire alarm system will be provided to serve the building. Emergency power is provided to serve the fire alarm system and other building life safety loads. The fire alarm system will be fully supervised and include both manually and automatically actuated alarms.
Plumbing/Fire Protection:
Domestic hot water will be generated by a central gas-fire hot water heater and distributed to the building. The hot water flow and consumption of each residential unit will be separately metered.
The building will be provided with a natural gas service provided at a pressure of 7-14 inch water column. The natural gas service will feed the building central domestic water and heating hot water systems and retail tenants. Space will be allocated to accommodate individual retail tenant meters.
The parking garage, office/retail space and residential units will all be fully sprinklered.
HVAC:
Cooling -
The building will be air conditioned by energy efficient water-cooled heat pumps or packaged air conditioning units located throughout the building. Condenser water will be generated by two rooftop fluid coolers. The closed circuit fluid coolers minimize particulates within the condenser water and maintain high quality condenser water. One dedicated 150-ton closed circuit fluid cooler will be provided on the roof to serve the retail and office spaces. A second dedicated 150-ton closed circuit fluid cooler will be provided on the roof to serve the individual water-source heat pumps located within each residential unit.
Ventilation -
On each residential floor, the corridors will be provided with a rooftop ventilation system and exhaust system. The corridor ventilation system will provided filtered outside air to the corridor for ventilation.
Heating -
Two 1000 Mbh, high efficiency, low emissions gas-fired boilers will be located on the roof to provide heating hot water to the building. Heating hot water will be provided to the water source heat pump serving each individual residential unit and to the office and retail spaces.
Retail HVAC -
The retail spaces will be provided with condenser water piping connections for retail air conditioning units. Cooling system capacity for the retail spaces is based on an internal load density of 6 watts/sf for power and lighting and an occupancy of one person per 75 sf. A louver to the outside or an outside air duct stubbed into the space will provide 20 cfm per person of outside air for ventilation.
Office HVAC -
The office spaces will be provided with condenser water piping connections for air conditioning. Cooling system capacity for the retail spaces is based on an internal load density of 4 watts/sf for power and lighting and an occupancy of one person per 150 sf. A total of 20 cfm per person of outside air will be provided for ventilation.
Residential HVAC -
Each residential unit will be provided with a dedicated water source heat pump and individual controls for air conditioning and heating the unit. Ventilation air will be provided to each residential unit via wall openings and transfer ducts in each unit. Each residential unit will be provided with a connection to the building central kitchen exhaust system.
Communications:
Provisions for incoming telephone and communications infrastructure will be provided. Two Main Distribution Frames (MDF) rooms will be located in the building to accommodate multiple service providers. Empty conduits will be provided from the MDF to each retail space, office space, and the Intermediate Distribution Frame serving the residential units.
An Intermediate Distribution Frame (IDF), located on the second floor, will serve the residential units. An empty conduit shall be provided from the IDF room to each individual residential unit to provide a pathway for telephone, data and cable services.
